Tenant Fees

Before You Move In

  • Deposit: A deposit equivalent to one and half months rent (of which £300 is payable as a holding fee to secure the property)
  • Referencing Fee: (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability).
    £200 inc VAT (1st Person)
    £150 inc VAT (each additional person/persons, over the age of 18)
  • Guarantor Referencing:(Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement) £100 inc VAT (per guarantor)
  • Check Out Fee: (Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit/s.) £75 inc VAT (payable upon move in)

During Your Tenancy

  • Renewal Fee: (Contract negotiation, amending and updating terms and arranging a further tenancy agreement. £75 inc VAT (per each year renewed).

Landlord Fees – Monthly Fees

Fully Managed: with Rent Guarantee Insurance: (inc VAT)

15% of the Monthly Rent. Includes:

  • 1 Year Rent Guarantee Insurance. (£150 per year thereafter)
  • Registering of tenants deposit with The Deposit Protection Service.
  • Periodic Property Inspections.
  • Hold keys throughout the tenancy.
  • Pursue non-payment of rent & provide advice on rent arrears action.
  • Arrange routine repairs & instruct approved contractors.

Fully Managed: without Rent Guarantee Insurance: (inc VAT)

12% of the Monthly Rent. Includes:

  • Registering of tenants deposit with The Deposit Protection Service.
  • Periodic Property Inspections
  • Hold keys throughout the tenancy.
  • Pursue non-payment of rent and provide advice on rent arrears action.
  • Arrange routine repairs & instruct approved contractors.

Rent Collection Only: (inc VAT)

10% of the Monthly Rent. Includes:

  • Pursue non-payment of rent and provide advice on rent arrears action.

Tenant Find Fee

Tenant Find Fee (inc VAT)

  • Tenant Find only: 95% of the first months rent. Minimum fee of £360 applies
  • Tenant Find if managed: 85% of the first month’s rent (includes 1 year free rent guarantee insurance) Minimum fee of £360 applies
  • Tenant Find for Rooms: £240 inc VAT

Tenant Find Fee

   Includes:

  • Collect & remit initial months rent received.
  • Agree collection of any shortfall along with payment method.
  • Provide tenant with method of payment.
  • Draw up tenancy agreement.
  • Tenant Referencing and Credit Check.

Additional optional fees and charges inc VAT:

  • Deposit Protection Scheme Registration: £30 (Plus a further £30 in the event of a dispute at the end of the tenancy.
  • Renewal Fee: Contract negotiation, amending and updating terms and arranging a further Tenancy Agreement: £75 (includes yearly registration to Deposit Protection Service).
  • Inventory: A comprehensive inventory to be carried out by a third party company detailing the condition of the property: £105 per property. (An additional charge of £10 applies to furnished properties.
  • Gas Safety Certificate: Gas Safe Registered Engineer to carry out a gas safety check of all gas appliances in the property: £90.
  • Energy Performance Certificate: An accredited domestic energy assessor will carry out an energy assessment of the property and produce an Energy Performance certificate: £75.
